Permit Requirements

What do I need to do for a...

New Home Construction Permit
- Complete an application form
- 3 sets of engineer stamped blueprints
- A site plan
- Meet Restrictions
  - Minimum Setbacks
    - Front Yard Setback - 40 ft
    - Side Yard Setback - 10 ft
    - Corner Side Yard Setback (if applicable) - 15 ft
    - Rear Yard Setback - 25 ft
  - Minimum square footage of 1000 sq ft
  - Maximum height of 2.5 storeys, or 35ft.
- Pay a service application fee (payable before permit is approved)
- Pay a permit fee based on construction type/size/value
- Conditional Requirements
  - Developer Approval in certain developments
  - Geotechnical Report if property is along river
  - Manitoba Highways approval if along provincial highway
Detached Garages, Sheds and other Accessory Structure Permits
- *Structures that are less then 107.64 sq. ft. in size do not require permits*
- Complete Application, including square footage
- Site plan showing where on your property the building will be located, with distance to property lines
- Structural and Foundation Plans
- Meet Restrictions
  - Maximum Building Area for Accessory Structures
    - R1-17(Single Detached Residential): 600 sq.ft
    - RR(Rural Residential): 800 sq.ft.
    - AR-5(Rural Residential): 2178.15 sq.ft.
  - Minimum Setbacks
    - Front Yard Setback - Behind front of house
    - Side Yard Setback - 10 ft
    - Corner Side Yard Setback(if applicable) - 15 ft
    - Rear Yard Setback - 10 ft
  - Maximum building height of 16ft, or one storey
Additions, Sunrooms, and Enclosed Deck Permits
- Complete Application, including square footage
- 3 sets of plans
- Site plan showing where on the property the structure will be located and the distance to all property lines.
- Structural and Foundation Plans
Deck Permits
- *Decks under 1.97 ft high do not need a permit unless it is anchored to the building*
- Complete Application Form, including square footage
- Site Plan of where deck is located on property
- Description of deck structure and foundation
Basement Development Permits
- Complete Application, including square footage
- 3 sets of plans
Fence Permits
- Complete Application
- Site plan showing where on the property the fence will be located
- Height and Style of the fence
- Fence must not be higher then 6.56ft behind front of house, and 3.28ft in front of house
Sign Permits
- Complete application
- Design, type, and content of the sign
- Department of Highways approval if within 100 m of provincial highway
- Owners approval if leasing land
- Site Plan showing sign's location on property
- Application fee
Swimming Pool and Hot Tub Permits
- Complete Application with value of pool or hot tub
- A Permit is required for anything that holds more then 2 ft of water
- Site Plan Showing where the pool and fence is or will be built
- Meet Restrictions
  - Minimum Setbacks
    - No closer then 4.92ft to any side or rear yard property line
  - Must be enclosed by a Fence
    - Must be enclosed by a non-climbable fence with a minimum height of 5 ft and a maximum of 6.56ft. This must be accompanied with a self closing lockable gate.
    - Fence is not necessary if pool or hot tub is enclosed by a deck where a minimum of 5ft from the ground to the top rail of the deck
